Towns That Accept First Time Homebuyers
(County Tax Exemption is .75%)
- Delmar (collects 1% transfer tax only)
- Greenwood (Only for contracts prior to 9/4/19; for contracts 9/4/19 and later, .75% Town Transfer Tax will be collected (seller’s portion only).)
- Laurel (Only for contracts prior to 7/1/21; for contracts 7/1/21 and later, .75% Transfer Tax will be collected)
- Seaford (Only for contracts prior to 1/8/18; for contracts 1/8/18 and later, .75% Town Transfer Tax will be collected.)
Deeds received to be recorded within town limits without the proper Town Stamps will be returned.
QUITCLAIM DEED INFORMATION
Quitclaim deeds are used to transfer ownership interest in a property, without guaranteeing that the property is free of debt. The grantor is signing over whatever interest he or she may have in the property. Quitclaim deeds are often used when purported heirs or adjoining property owners wish to convey and release any rights that they may have in property, the title to which is disputed.
Our office accepts Quitclaim Deeds for recording, as long as they meet our recording and margin requirements. While these deeds do not currently need to be prepared by an attorney under Delaware law, we strongly urge the retention of private counsel to advise you.
